Property Marketing
We'll market your property to through all the top marketing channels to find the best prospective tenants. We also can offer both self guided and in-person showings to maximize your properties reach and get the best tenants for your property!
Maintenance
We'll coordinate as much as or as little maintenance as you would like. We'll coordinate any maintenance needed without a markup and every one of our vendor partners are properly vetted and qualified. If you're looking for a more hands on approach, we can also work with any vendor of your choice to coordinate the work and/or make payments on your behalf.
No Hidden or Vacancy Fees
We have no fees for listing, tenant placement*, cancellation, renewal, maintenance markups, or any fees if rent is not collected with monthly management.
* Tenant Placement has no upfront cost and the $800 fee is waived after 4-months with monthly management.
Increased Tenant Retention
Evictions can be a huge burden, and while extremely rare, we make sure that there is as little disruption as possible by managing a timely eviction process and resolution. When paired with our Vacancy and Maintenance Guarantees we'll keep your monthly checks flowing as long as possible.

Our in-house software makes it faster and easier for tenants to pay on time and get those payments out to you! By being transparent with tenants on their actual cost per month we see higher rates of on time payments and less unexpected late or missed payments.

We thoroughly screen your tenants to make sure that they are highly qualified and meet the requirements and standards for your property. We require the most comprehensive income, credit, identity, and background reports available for the industry, giving you peace of mind.

By upgrading to Reserve Management typical property owners can expect to be paid for 2-3 for expected or unexpected vacancy and most unexpected repairs or routine maintenance*.

Maintenance can put a real dent in monthly cash flow, by selecting Reserve management you'll be able to seamlessly fund even larger maintenance requests such as needing new appliance, routine cleaning and repairs. All without affecting your monthly cash flow.
Vacancy Guarantee
Vacancies are a natural part of your business. Even with the best tenants, some turnover is inevitable. This can cause an outsized impact for single family and small multi-family properties. We know mortgages, taxes, insurance all still need to be paid along with routine maintenance. With our vacancy guarantee, a typical $2,500 rental can expect over 2 months of regular distributions even if the house remains vacant.
Pricing

How Base Rent is calculated?
Base rent is calculated based on the true cost market value to your prospective tenant less our tenant fees. Due to the proliferation of tenant fees, this is very rarely equal to, or lower than, the marketed rent, so our tool adjusts for this in its calculation. The results of this tool is an estimation so your exact amount may vary.
* Monthly Cash Flow does not account for maintenance with Traditional Management or Monthly Management with Pacific Avenue Real Estate. When Reserve Management is selected, average vacancy and maintenance costs are used to estimate monthly and annual cash flows. To learn more about Reserve Management check out our Information Center.

More Qualified Tenants
Tenants are usually qualified based on a percentage of rent and then get hit with other fees that can strain their financials making them less reliable. By clearly stating on the listing what their out the door cost is, you (and them) can be confident in their income qualification.

No Misleading Advertising
You and prospective tenants will know exactly what to expect. You can see exactly what we charge in tenant fees and those will be posted right in the listing. You can also see that there are no fees in your property management agreement.

Lower Risk
You never have to worry about your property manager expecting payment for a vacant property or a property with unpaid rent. A tenant fee is just that, a tenant fee. Since we do not charge a leasing fee it is a seamless transition from tenant to tenant.
Note: Some fees directly related to performance such as late fees or banking and 3rd-party specific fees may still be charged such as late fees, NSF fees or background check fees. These are included to encourage timely payments and cover the 3rd-party cost.
